A commercial premises with a café and pastry shop licence is available for transfer on Calle Concepción, one of the main pedestrian and commercial streets in central Torrevieja. The transfer includes the existing furniture and equipment, and the owners’ association has authorised the installation of a smoke extraction duct.
Calle Concepción forms part of the pedestrian route connecting some of the most important locations in the town centre with Calle Canónigo Torres and Calle Fotógrafos Darblade. It is a busy area throughout the year, surrounded by shops, restaurants, professional services and the daily commercial activity of the town. Processions, celebrations and many of Torrevieja’s public events also pass through these pedestrian streets.
The premises are located next to the new building housing AGAMED’s offices and Torrevieja’s university campus, a significant addition to this central area due to the daily presence of its employees, students and visitors.
150 m² for the business activity and a 100 m² storage basement
The premises have approximately 150 m² on the main floor, which is the area covered by the café and pastry shop licence.
This floor includes the customer service area, indoor seating, display and service counters, a preparation area and two toilets, one of which is adapted for people with reduced mobility.
There is also a basement of approximately 100 m², used exclusively for storage. The activity licence does not cover this lower floor.
The premises have a wide, glazed frontage facing the pedestrian street, providing good visibility and natural light.
Café and pastry shop licence with equipment included
The transfer includes the café and pastry shop activity and the equipment currently in the premises, including tables, chairs, customer-area furniture, display counters, refrigerators, machinery and stainless-steel worktables.
The establishment is currently closed. This gives the new operator the freedom to introduce their own brand and adapt the image, product range and organisation of the premises to their business concept, starting with an already fitted and equipped commercial space.
Before reopening, the machinery and installations will need to be inspected and serviced, and the equipment and premises adapted to the requirements of the new project.
Owners’ association authorisation for a smoke extraction duct
The owners’ association has approved the installation of a smoke extraction duct through the internal lightwell, in accordance with the applicable regulations. The approval was subsequently confirmed as final by a certificate issued by the association’s administration.
The smoke extraction system has not been installed. Its installation, together with the technical project, licences and any necessary adaptations, will be the responsibility of the new operator.
The activity being transferred is a café and pastry shop. If the new operator wishes to carry out a different activity or introduce food preparation requiring smoke extraction, they must obtain the corresponding licence and adapt the premises to the technical requirements of that activity.
The authorisation from the owners’ association also requires the installation to include all necessary measures to prevent disturbance or damage caused by noise, odours or vibrations.
Outdoor seating on the pedestrian street
When the establishment was trading, it had an outdoor seating area directly in front of the premises on the pedestrian street. The new operator may apply for the corresponding municipal authorisation to use this area again.
Financial terms
The final lease terms will be subject to the property owner’s approval of the incoming tenant’s profile. Depending on that profile, the owner may request additional deposits or guarantees.
